The project increased the value of the location, in the northern part of Barcelona’s Eixample, by rearranging the permitted ratio of built area and creating a penthouse floor

The plot, of about 790 m2, was one of the units of activity of the block in between the streets Còrsega, Sardenya, Rosselló and Sicilia, in the Barcelona’s Eixample. In order to remove the slope section of the Coradino passage and to consolidate the apartment buildings, the modification of urban planning that Pb2 proposed rearranged the permitted ratio of built area, by means of adding the buildable area of a secondary planned body above the main body, creating a penthouse floor. This action increased the value of the location and also improved the quality of the courtyard, because the remaining soil was added to the preexisting contiguous green zone.
The final project had 30 apartments; three of them are duplex with direct access from the green zone, two basement floors for parking and ground floor for commercial premises. Both street & courtyard facades incorporate large balconies that act as a filter between the flats and outside by means of mobile closures. The rest of the facade is solved with white clinker exposed brick, which guarantees an optimal conservation of the building throughout the years.
